Anyway, I want to ask you guys, are you a physical being having a minor spiritual experience or are you a spiritual being having
a minor physical experience?
I'll say that again.
Yeah.
I'm asking you, are we a physical being having a minor spiritual experience or a spiritual
being having a minor physical experience?
We are spiritual beings having a minor physical experience.
That's my belief.
I believe that we're physical beings or that we're spiritual beings rather having a minor physical experience? That's my belief. I believe that we're physical beings,
that we're spiritual beings rather,
having a minor physical experience.
And I believe that when you think about that,
when you hear that,
I think that everyone would agree with that.
I mean, I don't think there's many people that would say,
no, I'm a physical being having a minor spiritual experience.
I think when you think about it, it's clear.
As we are spiritual beings
and it's manifested in this human condition.
And so if we could get rid of that, my belief and my experience in my life is that it makes
life easier. It makes business easier. It makes decisions easier. Because now if I look
at the world and you look at the world like we are spiritual beings and we just happen
to have this human, you know, this physical manifestation.
It seems as though the decisions that we make, the choices, I guess that's the same as decisions,
but what we do becomes something that becomes easier, becomes easier to be able to make
decisions, to take risks sometimes, to not feel judged, to not be afraid of maybe speaking
in public or not be afraid of something
that when you don't even consider that you're a spiritual being, that a lot of times I believe
that causes us to have challenge.
So my choice and my request of you today is for you to consider and be present to the
fact that you're a spiritual being.
We're out in this physical body.
And then not only that, but I want you to consider that everybody that you interact with,
your friends, your family, strangers, the CPI community, we're all also spiritual beings.
And so I find that when you consider that, it makes accepting other people easier.
How does that help you in sales?
It helps you in sales because it takes the pressure off.
When you just say, I'm just this spiritual being
and I can just interact and intertwine
and I could just enjoy the experience.
Because when you're coming from a place of ease
and gratitude and just enjoying life experience,
you make more sales.
Because the pressure gets removed.

didn't create anything. You just got to take the action.

How did I do that?
Because I realized I'm a spiritual being,
I don't have to worry about anything.
And I made some phone calls that if I was afraid
of being judged, I may not have made.
And I asked for money.
Now the people I asked for money for,
they're gonna benefit from it.
So I asked for partnership.
I found a partner on the deal.
The end of the day is, we both going to make a ton of money
and guess how much money I'm putting into it?
Nothing.
I'm bringing the deal to the table.
He's going to win, I'm going to win, all said and done.
But I can only do that if I'm willing to make the call.
And I can best make the calls when I realize,
and say, you know what, who cares?
I'm going to make calls to whoever I think has money
and I'm going to say, Hey, you interested?
Am I going to say, yeah, no, or maybe, but guess what?
I'm not going to let my judgment of myself or judgment of the situation hinder me.

What should you do before closing to set the expectations of your seller? Well, congratulations, you are getting ready for closing time.
I love that.
Closing time.
I'm not going to sing to you.
All right.
So here's what you need to do to prep for the closing.
You need to go ahead and schedule about one hour for the closing and it is less time for
the seller than it is for the buyer because the seller doesn't have to go through all the mortgage
Information that the buyer does but if they are a reader if they're really really analytical if they're detail-oriented
Make sure that you let the total company know or the settlement company know and schedule more than an hour for that
Be certain that they're bringing their keys to closing garage door openers any mailbox keys if they have any instruction manuals
Ask for them to leave
them in the drawer in the kitchen because the buyers, they'll probably want those instruction
manuals for the appliances, garage door opener, whatever, or garage door mechanism, whatever
instruction manuals that the seller may have.
Go ahead and be sure that all the utilities are being turned off, that the insurances
are being turned off, that the post office is notified of the new address,
and be certain that the seller has the directions
to get to closing,
and that you are there at least 10 minutes early.
Now you're gonna ask for the seller
to have the property broom swept,
and all their personal stuff needs to go,
so no personal items in there,
and those are the things that you need to do to prepare your seller for closing.
Now, some of these items may change.
Some of the customs may change depending on where you sell real estate.
So review this with your broker to make certain that this all aligns with the
typical customs of your state and the laws of your state.

All right, about this lesson,
when the property goes under contract,
you will want to share planned updates
from the parties about the status.
How do you keep track of the critical dates?
Place all contingencies and inspection dates
into a calendar to keep
track to be sure that you remove those contingencies on time. Then, let the seller know when you
complete those tasks. If there is a condominium or homeowners association, be sure that you
get the disclosures from the association to the buyers as soon as possible. Double check to make sure that there is not more than one association.
How long will the closing take? The seller's closing is typically quicker
than the buyer's. This is because they have fewer documents
to sign. And what should the seller bring to
closing? The seller should bring proper identification and you should be
sure that they know where to go for the closing.
They should bring any keys, garage door openers, etc. If the seller has any warranty manuals or
handbooks for any appliances, they should leave them on the countertop in the kitchen.
Who should the seller contact before the settlement? The seller should contact their
utility and insurance companies and arrange to cancel the policies.
I typically recommend canceling the plans the day after closing.
What should the seller do with the property?
Advise the sellers to clean the home before they leave.
The seller should sweep clean the house and it will be good karma for them to take a step
further with the cleaning.
